PEACE OF MIND.
A Section 137B report is a mandatory document in Victoria required when selling a property that has undergone owner-builder work within the last 6 and a half years.
Understanding Section 137B
WHEN IS IT NEEDED
If you are selling a home where you were the owner-builder for any renovations, extensions, or new builds, and the work was completed within the last 6 and a half years.
We guide you through the process, ensuring your documentation is accurate, compliant and ready for a confident sale.
PURPOSE
To inform buyers of the quality of work, list defects, and ensure compliance with building standards and it is included in the Section 32 vendor statment.
The report must include all owner-builder works (e.g., renovations, extensions, pergolas) and note any incomplete or defective work.
WHO CAN PREPARE IT
The report must be prepared by a "prescribed building practitioner," such as a registered building inspector, surveyor, or architect.
VALIDITY
The report must be less than six months old at the time of the sale contract.
INSURANCE
If the owner-builder work exceeds $16,000, you must also obtain domestic building insurance (warranty insurance) to protect the buyer.
